Comprehensive Guide to Planning and Executing Your Home Extension or Loft Conversion

1. Plans and Drawings

Once you engage us to manage your project and oversee the preparation of all essential documentation, our dedicated team will arrange for one of our experienced architects to visit your home and conduct precise measurements. Our architects, renowned for their expertise in maximizing space and creating designs that seamlessly blend with your existing home, will then craft comprehensive plans and structural calculations. We will share these documents with you for review, taking the time to discuss any desired changes and making revisions as needed to ensure your final plans align perfectly with your vision and expectations.

2. Structural Drawings and Calculations

Once the architectural plans are finalized, our skilled engineer will prepare detailed structural drawings and calculations to ensure the project meets all safety and compliance standards. These drawings serve as the blueprint for the construction phase, detailing the load-bearing structures, foundation specifications, and reinforcement measures required to support your home extension or loft conversion. Neighbors may consent, object, or request a Party Wall Surveyor, who can draft an Award outlining safe construction methods. If your planned extension or construction work is located near or over a public sewer, you may need a Thames Water Build Over Agreement. This agreement ensures that any work conducted does not interfere with or damage public sewers, which could result in significant repair costs or delays. We will help you determine if a Build Over Agreement is necessary for your project and guide you through the application process, ensuring that your plans meet Thames Water’s requirements. By securing this agreement in advance, you can avoid potential disruptions and ensure that your project adheres to all local water authority regulations.

Once you’re satisfied with your plans and structural calculations, all must be sent to a Building Control Officer. Acting as an independent verifier on your behalf, the Building Control Officer ensures that all work complies with building regulations. We can manage this process as your appointed agent, handling all communications and submitting the Building Notice. Before construction starts, the Building Control Officer reviews and approves the plans or requests amendments, which we’ll discuss with you if they affect the project’s design or timeline. Throughout construction, the officer will visit at key stages to inspect progress, and upon project completion, they will issue a Completion Certificate. You will receive an invoice directly from the Building Control Officer for their independent services.
