How much does it cost?
Each project is individually priced according to our site survey and plans. Kitchen extensions usually cost between £45,000 and £90,000, depending on footprint size and additional extras. Shell structures start from £1,200 per square meter.
What documentation do I need?
We can handle most of the paperwork required, including Planning Permission, Building Notice, Architectural Plans, Structural Drawings, and Build Over Agreements.
Do I have to move out?
Usually, you do not have to move out. The work area is separated from the habitable area to minimize disruption. However, for a full house refurbishment, you may need to move out for a period of time.
Can I just commit to the Build Phase only?
Yes, absolutely. We offer a two-stage process, allowing you to commit to the Design and Build phase or complete the Design with another company and get only the Build Phase through us.
How long does the process take?
The timeline depends on various factors. Typically, the Design phase takes about 10 weeks (8 weeks of which is waiting for planning permission). If your extension falls under permitted development (under 3 meters), the Design phase is around 3 weeks. For the Build, a ground floor extension generally takes about 12 weeks. What is Party Wall?
A party wall agreement is a legal arrangement between two neighboring property owners who share a common wall or boundary. It sets out the rights and obligations of both parties concerning repairs or alterations. The agreement is usually prepared by a surveyor or architect and is legally binding once signed.
What does the Build quote include?
The quotation covers everything required to construct the ‘shell and core’ of the extension, including making your home watertight, installing windows, external doors, lights, and plumbing, and ensuring final sign-off from Building Control.
What about my kitchen?
We are flexible and can assist with your kitchen needs. Many clients opt for ‘off the shelf’ kitchens from suppliers like Magnet, Howdens, or Benchmark, and invest in quality worktops. We can install these or work with your chosen supplier to arrange the fitting.
Are you properly insured?
Yes, we have fully comprehensive insurance to cover you, your family, and your property in the unlikely event of an accident or damage.
What is the process for getting a quote?
To receive a quote, we conduct a site survey to understand your project. We then provide a detailed quote based on the specifics of your project. You can request a quote by contacting us through our website or calling our office.

We do not provide direct financing options, but we can recommend trusted financial advisors and lenders who can help you secure financing for your project.
