If you're considering a single storey extension in London that falls within permitted development rights, you can proceed without the need for planning consent from your local council. However, it's important to adhere to the following conditions:
External cladding using materials such as render, timber, tiles, or plastic is not permitted under these development rights. The materials used must harmonize closely with the existing building's aesthetic.
The extension should not occupy more than 50% of the land surrounding the existing property, taking into account any existing extensions or outbuildings.
Any extension that protrudes beyond the front or side elevation facing a public road is not covered by permitted development rights.
Single storey side extensions can reach a maximum height of 3m.
For extensions near the plot boundary (within 2m), the eaves height is restricted to three metres under permitted development.
Side extensions should be limited to a single storey and should not exceed 50% of the width of the original property.
A single storey rear extension can extend back from the original property up to 3m for terraced houses, or up to 4m for detached houses. In non-designated land or areas not designated as Sites of Special Scientific Interest, extensions can be up to 6m or 8m for terraced, semi-detached, and detached houses respectively with prior approval.
For single storey rear extensions with dual pitched roofs, the maximum height is 4m, with a 3m height restriction at the eaves. If using a flat roof, the maximum height across the entire extension is limited to 3m.
The ridge and eaves height of a permitted development extension should not exceed that of the original property, particularly relevant for bungalow single storey extensions.
These guidelines aim to ensure that single storey extensions are carried out in accordance with permitted development rights, offering homeowners the flexibility to enhance their properties within specified parameters.
